Fully managed
The whole job. You receive rent, statements and the occasional decision. We do the rest.
Repairs are handled by trades we have used on our own properties. Inspections happen every six months with photographs. Certificates are renewed before they expire, not after a tenant asks. When the tenancy needs a rent review, a renewal or a notice, we use the right form for the law as it stands today.

Rent collection

Everything in the letting stage above, then rent collected, arrears chased, statements sent and the annual rent review handled. Repairs and inspections stay with you, though we can quote for any of them individually.
This works well for landlords who live nearby and have their own trades, and for landlords moving from self-managing who want to keep what already works.

Marketing, viewings, referencing, right to rent checks, a compliant tenancy agreement, deposit registration and the statutory documents the tenant must be given at the start. You receive a complete file and the keys.
Because Section 21 no longer exists, getting the paperwork right at the start matters more than it used to. That is what you are paying for.

Portfolios, blocks and HMOs
Ten units need a system. We run one.
Licensing schedules by council, inspection cycles, certificate expiry across every unit, arrears reporting by property and one monthly statement for the lot. We manage houses in multiple occupation, converted blocks and mixed portfolios anywhere in England.
Portfolio fees are agreed per instruction. Tell us what you have and we will put a figure in writing.
