Most landlords choose fully managed. Some prefer to keep the day to day and use us for the parts that take time or carry risk.

We let it, collect the rent, handle every repair and inspection, keep every certificate in date and deal with the tenant so you do not have to.

Appraisal

We visit, tell you honestly what the property will let for, what it needs first, and what we would do if it were ours.

Preparation and compliance

Gas safety, EICR, EPC, smoke and carbon monoxide alarms, licensing where the council requires it. Nothing is advertised until it is legal to let.

Letting

Professional photography, listing on the major portals, accompanied viewings, full referencing, right to rent checks and a tenancy agreement written for the current law.

Managing

Rent collected and paid on time, repairs dealt with quickly, inspections with photographs, and a renewal or rent review handled properly each year.

How quickly is rent paid to me?

Within five working days of the tenant's payment clearing, with a statement showing rent, our fee and any repair costs you have approved. You are never waiting on a monthly batch run.

What happens if the tenant stops paying?

We contact the tenant the day rent is missed, agree a plan where one is realistic, and serve the correct notice under the Section 8 grounds where it is not. If possession proceedings are needed, we prepare the file and work alongside your solicitor or our litigation-support partner.

Do I approve repairs?

Yes, above an agreed float, which most landlords set between £150 and £300. Below it we fix the problem and tell you. Above it you get a quote and a recommendation, and we check the work once it is done.

Can I move to you mid-tenancy?

Yes. We take over the file, the deposit registration and the tenant relationship, audit the compliance documents, and tell you what, if anything, is missing. Most handovers complete within a fortnight.

Where do you manage?

Anywhere in England. The office is in Leyton, East London, and the portfolio we manage runs from London and the Home Counties through the Midlands to Yorkshire and the North East. Local trades and inspection visits are arranged wherever the property is.

The office is in London. The properties are wherever our landlords bought them: a flat in Leyton, a terrace in Rotherham, a house in Cramlington. One manager, one statement, one standard, whatever the postcode.
